This is Dr. Jeffrey Pearson's Private Estate item in Poor Condition.

The hardcover book 1 has a piece of the binding partially torn off near the top of the book and the bottom half of the book the binding is starting to come undone.  The last half of the pages show yellowing and grime from age and use.

The hardcover book 2 corners has minor damage around the corners and the pages around the edges has grime from age. The spine of the book shows signs of sun damage.

The hardcover book 3 spine has severe sun damage along the spine of the book and the publisher's name is so faded it is barely legible. The pages along the edges are yellow from age and a dozen or so pages have minimal damage.
